We know that you have plenty of responsibilities to coordinate! We keep your paperwork to a minimum, however, there a few items we need that only you can provide:

  1. Mortgage Information - We need your mortgage account number and your social security number to obtain your mortgage payoff. If applicable, we also need this information for a home equity line.

  2. Power  of  Attorney - Iif you are using a power of attorney to sign any documents, please notify us immediately! Our office and the buyer’s settlement office must review and approve the power of attorney and we must have the original at closing. If you are not signing the power of attorney in our office, we also must speak with the parties named in the power of attorney.

  3. Proceeds - If you are using your proceeds to immediately purchase another property, please notify us! We will be proactive in coordinating closing times and funds disbursement to help alleviate any delays.

Please contact us to coordinate a convenient time to sign your closing documents. In Virginia, the buyer and seller rarely meet at closing. We will hold your signed documents in escrow until the buyer’s settlement agent is ready to close. After the buyer closes, their settlement agent has 48 hours to update and record the necessary documents at the appropriate courthouse and have the funds disbursed.
