Most of what we do is in the background with your lender and Realtor, however, there are a few items we need from you to prepare the necessary buyer documents.

  1. Deed  Preparation – we need your legal name(s) as you will be taking title to the property. If you are holding the property in a trust, we must review your trust agreement and there will be additional requirements to satisfy the title insurance company and your lender.

  2. Power  of  Attorney – if you are using a power of attorney to sign any documents, please notify us immediately! Our office and your lender must review and approve the power of attorney and we must have the original at closing. If you are not signing the power of attorney in our office, we also must speak with the parties named in the power of attorney.

  3. Survey – if your home is new construction, a final survey is required. On all other transactions, we highly recommend a survey be obtained prior to closing. The cost is approximately $300. Please notify us immediately if you would like a survey and we will order it for you.

  4. Funds  to  close – a cashier’s check or wired funds is required at closing. Our office will not know the exact amount due from you for closing until we receive the final closing documents from your lender, which is usually the day before closing. Don’t panic! If you need a final amount sooner, please notify us and we will make every attempt to obtain an accurate figure. Also, your lender will probably require your funds to originate from the same bank as is listed as an asset on your loan application. If this is not possible, please notify us immediately.

  5. Homeowner’s  Insurance – you must choose your insurance company. Please give us your agent’s contact information and we will obtain the necessary documentation from them.

  6. Title  Insurance – your lender knows title insurance is important and they require lender’s title insurance to protect their interest in the property. Please contact us to coordinate a convenient time for you to sign your closing papers. To complete closing, we must have the funds from your lender and your certified funds at closing. After signing, the required documents are updated and recorded at the appropriate courthouse and the funds are disbursed.
